Someone enquiring about a property does not write to that listing alone: they contact three or four similar listings in the same session. The viewing usually goes to the agency that replies first, and "first" in 2026 is measured in minutes, not hours.

What questions should the AI ask to qualify well?

The same ones your best agent would ask, and in the same order: first the ones prospects enjoy answering (what they are looking for, in which area) and then the ones that filter (budget, financing, timelines). For rentals, the filter includes requirements such as payslips or a guarantor before booking the viewing: every viewing that does not meet requirements is a wasted sales hour.

The boundary matters as much as the question: the AI does not negotiate prices or improvise conditions. As soon as the conversation enters delicate territory, it hands over to the agent with full context. That boundary design is a specific phase of our method.

Which real estate CRM can be connected?

Any CRM with a public API. We routinely work with HubSpot, Zoho, Pipedrive and Salesforce, and if the agency uses a vertical real estate CRM, we confirm it on the first call by reviewing its documentation. If today's "CRM" is a spreadsheet, there is a path too: we connect the spreadsheet and migrate to a real CRM when the volume calls for it.

What we never recommend: unofficial automations on top of the regular WhatsApp app. They work until Meta blocks the number, and the agency's number is not a good place for experiments.

What about the old leads nobody followed up?

The biggest pool of opportunities in almost every agency is not the new leads but the contacts from weeks ago that nobody touched again. Does it work for phone calls too?
